New facts/ Lulzim Basha's wife has over 200 square meters in "Lion

In March 2022, CNA denounced with facts that the brother-in-law of Lulzim Basha, Erion Isufi, has received flats in "Lion Residence".

Isufi bought millions of euros of real estate in August 2021, about three months after Basha's defeat in the parliamentary elections, in one of the most luxurious and expensive areas of Tirana, near the Artificial Lake.

This Thursday, other facts were discovered, which reveal that Aurela Basha is the owner of 246 m2 in "Lion Residence".

Kronos has extracted documents from the real estate registry, where the business contracts of buyers in the "Lion" residence are registered.

Basha's late father-in-law, Xhafer Çerçiz Isufi, and brother-in-law Erion Isufi signed a business contract with the company "Lion Construction sh.pk" on August 31, 2021. They received 985.5 m2 of area for the price of 1,478,250 euros.

On February 8, 2022, this contract was registered in the registry of preliminary legal acts at the Cadastre Agency, even though the late Xhafer Isufi had passed away at the end of January.

Basha's wife, Aurela Basha, is the heir to half of the property that belonged to Isufi on this surface as his heir.

Based on the Inheritance Evidence Decision dated February 2, 2022, the testamentary witnesses, Xhane Isufi, Erion Isufi and Aurela Isufi Basha declare:

"Xhane Isufi inherits the shares/capitals and all profits of any kind that flow now and in the future in the capacity of partner for the companies 'Landmark Technologies' and 'Moveo Albania Technology' and the benefit of movable and immovable assets owned by him the deceased from the moment of signing the will and in the future, the sole heirs of these assets will be Aurela Basha (Isufi) and Erion Isufi, with an equal share of ½ each." it is stated in the notarial statement.

Aurela Basha has specifically benefited from 246.4 square meters in "Lion Residence", which with the average market price in this building, 3000 euros/m2, has a property value of 738 thousand euros.

According to the documents of the Cadastre Agency, a price of 1,500 euros/m2 was paid for the entire area ordered by the entire Isufi family, while in reality the sales prices in this building range from 2,900 to 3,500 euros/m2 for residential units. while those of the service are even higher. Real estate agencies advertise prices from 3600 to 4000 euros/m2.

CNA has published documents that show that Basha's brother-in-law has several businesses that operate on the first floor of the "Lion Residence" building.

To be precise, Erion Isufi's companies based in the luxurious residence near the Artificial Lake are: "Landmark Communications", "Landmark Premiun Print", "Landmark Technologies" and "Moveo Albania Technology".

The area where the companies of Basha's brother-in-law are located is 1158.6 m2 and the contract was signed on November 8, 2021 for the value of 3,150,396 euros. For this area, 2719 euros per square meter were paid, 1219 euros more than for the area purchased by the Isufi family on August 31, 2021.

Payments to conclude the business contract were made during 2022 in the amount of 199 thousand euros from the money of the company Moveo Albania Technologies, which were also reflected in the material asset item for investments in buildings and offices in the balance sheet of 2022, during 2021 when the order contract has been signed, the company's balance sheets show 32.2 thousand euros in expenses for offices and buildings.

The company has paid 3.57 million euros in advance payments for material assets, while 1 million and 91 thousand euros have gone to consultancy in the years 2021 and 2022. Moveo Albania Technologies results in retained earnings in the amount of 1.26 million euros. Erion Isufi together with his wife Stela Dhami have ordered two apartments in the "Lion" residence, one with an area of ??376 m2 and the other with an area of ??142 m2 and two parking spaces.

So, Basha's wife, Aurela, and her family bought 2,144 m2 at a low price in the "Lion" residence, in one of the most expensive areas in the capital. They bought this space for 4.6 million euros./ CNA
