The high influx of foreigners coming to Albania, driven by cheap accommodation prices, is leading to their increasing cost, at least for daily rents, making the country the second most expensive in the region, after Montenegro.
AirDNA, an analytics platform that provides data on short-term accommodation units, analyzed average daily rates (ADR), i.e. the daily cost of accommodation, as well as occupancy rates, time from booking to arrival, and length of stay trends in Europe.
The published chart shows that Albania is the second most expensive in the Balkans, with an average price of 57 euros per night. The second most expensive country in the region is Bosnia and Herzegovina, with 56 euros per night, followed by Serbia, with 51 euros per night, Kosovo, 42 euros per night. North Macedonia is the cheapest destination in Europe, with 40 euros per night.
However, Albania still remains cheap compared to Montenegro, which is its direct tourist competitor, and other European countries. In Montenegro, the average daily rent is 79 euros/night.
In other countries near us, in Italy, the average rent for one night is 146 euros/night, in Croatia 130 euros, in Greece 138 euros/night.
Other previous data published by Monitor revealed that in Albania there were 26.3 thousand apartments and other residential units available for rent during 2025. These units generated a record income of 134 million euros, with an increase of 23.4% from the previous year.
The five most expensive countries in Europe and the five cheapest
AirDNA ranks Monaco as the most expensive destination in Europe for short-term rentals, at 417 euros/night, in a very small and limited market, with around 270 active listings on average. According to the platform, travelers book an average of 63 days in advance, while the typical stay lasts 3.8 nights, also influenced by major events such as Formula 1.
Following Monaco is Iceland , where the average daily price reaches 209.9 euros, while Reykjavik remains the main market with around 2,500 active listings. Iceland has the longest booking time in Europe, with a median of 73 days, but also the shortest stay, 2.6 nights, as tourists move frequently from one area to another.
Andorra is the third most expensive, with an average daily price of €188.57, followed by Switzerland at €184.26 and the United Kingdom at €175.79. In Switzerland, markets such as Interlaken reach up to €284.30 per day, while in the United Kingdom the highest prices are not only in London, but also in rural and coastal destinations such as Suffolk, the Lake District and Dorset.
On the other hand, the cheapest countries are mainly concentrated in the Balkans and Eastern Europe. North Macedonia is the cheapest destination in Europe, with an average daily price of just 39.81 euros and around 5,250 active listings.
Kosovo ranks second cheapest, with 41.63 euros per day and around 2,800 active listings, while it stands out for the latest bookings in Europe, with only 7 median days from booking to arrival.
Moldova comes in third, at 45.49 euros per day, but with the highest occupancy rate among the cheapest countries, 62.7%.
Serbia ranks fourth, with 51.17 euros per day and a more developed market, with around 14,750 active listings.
The list of the five cheapest is closed by Bosnia and Herzegovina , with 56.33 euros per day and around 10,125 active listings, supported mainly by the Sarajevo market and trips to Mostar and Herzegovina./Monitor
