Keydata/ How apartment prices have increased in 20 years for 32 cadastral areas,

According to the "Keydata" index data, made available to Monitor in the 32 cadastral areas of Tirana for the 11 municipal units, the average sale prices of apartments in 20 years have increased 2 to 3 times.

The index includes data on average apartment prices based on data on existing apartments, i.e. for buildings built 5, 10 or 15 years ago, but also a small number of new apartments. The calculation of average prices covers the period from January 2005 to June 2025.

Referring to the data of the “Keydata” index until June 2005 in the municipal unit no. 1 the average sale price of apartments is 670 euros per square meter. In the first 6 months of 2025 in this unit the average price has reached 1,522 euros per square meter. In 20 years the average sale prices of apartments have increased by 127% or almost 1.3 times more. Unit no. 1 is divided into two cadastral zones: 1/1 Cinema “Ali Demi”, Fusha e Sportit, Shkozë village, Depo e Ujit; 1/2 Poligrafiku, Shkoza, Autotraktorët, Shkozë village, Lana Bregas, Linzë, Sauk.

In the municipal unit no. 2 for the first 6 months of 2005 the average sale price of apartments was 720 euros per square meter. In the first 6 months of 2025, according to Keydata data, the average price reached 1,988 euros per square meter. In 20 years, prices in this unit have increased by 176% or almost tripled. Unit no. 2 is divided into cadastral zones, as follows: 2/1 Piramida, former “Qemal Stafa” stadium; 2/2 Pazari i Ri, 9-storey, “Avni Rustemi” school; 2/3 Ministry of Foreign Affairs, Ambulance no. 1, Bërryli; 2/4 Ballet School, American Embassy; 2/5 “Student” City, Faculty of Economics, Martyrs’ Cemetery, Sauk, Selitë.

In municipal unit no. 3, for the first 6 months of 2005 the average sale price of apartments was 520 euros per square meter. In the first 6 months of 2025, according to “Keydata” data, the average price reached 1,503 euros per square meter. In 20 years, prices in this unit have increased by 189% or almost 3-fold. Unit no. 3 is divided into these cadastral zones: 3/1 Xhamllëku, Profarma, “Bardhyl” street, “Kongresi i Manastirit” street, “Jehan D'Ark” Boulevard; 3/2) Porcelani, IK V, Kinostudio, “Hoxha Tahsim” street, Lana e vjetër, Linzë village.

In municipal unit no. 4, the average price in June 2025 reached 1,524 euros per square meter from 576 euros per square meter in June 2005. Prices have increased 1.6 times in 20 years. The unit includes cadastral areas such as: 4/1 Hospital Complex, SHIK, Oxhaku, New Allias, Tufinë village; 4/2 Allias, “Njazi Meka” street, Bregu i Lumit, New Allias, “Myslym Keta” street, “5 Maji”.

How have prices changed in the areas of the former Blloku, the Paris municipality and the artificial lake?

In the municipal unit no. 5, which includes several areas near the center, the average sale price of apartments until the first half of 2005 was 742 euros per square meter. In 2025, the price for this unit reached 2,153 euros per square meter. Prices have tripled for the period 2005 to June 2025. Unit no. 5 includes cadastral areas such as: 5/1 Former Block, Libri Universitari, Vodafone; 5/2 “Selman Stermasi” Stadium, Shushica, Artificial Lake; 5/3 Botanical Garden, “Komuna e Parisit” Street, Artificial Lake; 5/4 “Diplomat” Hotel, “Vasil Shanto” Block, Selitë e Vogël.

For the former Blloku area, the index calculates prices separately, where the average price in 2025 reached 2,660 euros per square meter. Compared to 2005, prices are almost 3.4 times higher.

How have prices changed in other municipal units?

For municipal units no. 6, which includes areas such as the Technological School, Kombinat and Sharra, the average sale price of apartments by June 2025 reached 1,419 euros per square meter, and for unit no. 7, which includes areas around the former Exhibition, Unaza e Re, the Faculty of Civil Engineering, NSHRAK, the average price has reached 1,850 euros per square meter. Even in these units, prices have tripled in 20 years.

By June 2025, in municipal unit no. 8, the average sale price of apartments reached 1,915 euros per square meter. Compared to the first 6 months of 2005, prices are 1.5 times higher. For unit no. 9, the average sale price of apartments reached 1,915 euros per square meter. Compared to the first 6 months of 2005, prices are 1.5 times higher. For unit no. 9, the average sale price in 2025 reached 1,825 euros per square meter, almost 1.6 times more expensive than in 2005. These municipal units include areas such as: near the Medresa market, Partizani gymnasium, Selvise, Zogu I Boulevard, etc.

For unit no. 10, which includes cadastral areas such as: 10/1 PTT, Telecom, former Writers' League; 10/2 "Myslym Shyri" Street, Police Directorate, Catholic Church; 10/3 Embassy Block, Prosecutor's Office, Durrës Street, the sale prices reached 2,316 euros in June 2025. Compared to 20 years ago, prices in this unit have increased by 177%, almost 3 times more.

In unit no. 11, which includes several areas such as Don Bosku, Zogu i Zi, etc., by June 2025 the average selling price of apartments has reached 1,572 euros per square meter. Compared to 2005, prices for this unit have tripled./ Monitor.al
