State terror with legal villas in Sauk is evidence of the way Albania is governed.

CNA denounced the bandit action in the Sauk area of ??Tirana, where the National Inspectorate of Territorial Protection, in clear violation of the construction permit, blew up three villas.

The company that has been building in Sauk for months had forwarded the request to the Municipality of Tirana for a change due to the architectural physiognomy, a response that was delayed by the municipal authorities, causing great damage to the business.

Official documents published by CNA show that the facilities were built in accordance with the law and had received building permits approved by the competent authorities.

According to the data, the construction of the residential complex was carried out based on the building permit number R-1539/4, for the project "Residential complex with residential buildings on 1, 2 and 3 floors as well as 1 and 2 underground floors, with swimming pools, water basin, perimeter wall and electrical cabin".

Referring to the documentation, the total approved construction area was 13,666.6 m² above ground and 10,314.9 m² below ground.

Following this permit, the developer, the company "Austrian Construction Albania" sh.pk, in collaboration with "Lani" sh.pk as the construction entity, applied in 2023 to the Municipality of Tirana to amend the existing project, without changing the basic parameters of the permit, such as the number of floors or construction areas. The changes were related only to the architectural physiognomy and internal functionality of the buildings.

The explanatory report of the permit states that the project aimed to develop a modern residential complex with high construction standards and contemporary infrastructure.

However, despite the request for approval of the changes from the Municipality of Tirana, the institution has not responded, causing delays and additional costs for the business.

From the field verifications it results that the actual built area is even smaller than the approved one: 13,094 m² above ground and 9,199.1 m² underground, excluding the possibility of any additional construction outside the permit. The row of villas that seems to be added in appearance, in fact does not constitute additional construction, since the spaces between the buildings are larger. So even though it seems like there are three more villas, the total area is smaller than the approved one.

Despite the above facts, IKMT intervened with numerous police forces and immediate procedure, demolishing the buildings in an arbitrary act and inciting terror against private property.

With a spirit of terror over business, IKMT planted TNT, but when the dynamite did not respond, with Albanian taxes, it booked the fadromat to destroy the sweat and toil of the builder and those who dreamed of living in these villas.
