Property revaluation/Here are the reference prices for the Municipality of

Citizens and businesses will revalue their properties, aligned with market prices, starting from January 1, 2026 until September 30, 2026.

In this regard, the Ministry of Finance has provided reference prices for the 12 regions of the country, according to the respective areas of each municipality.

This time the revaluation will have a tax of 5%, currently the tax is 15%.

Referring to the capital, the reference prices per square meter range from 93,600 lek to 228,400 lek. Among the areas where the highest prices are noted are those in 5/1, which belongs to the former Block area with 228,400 lek per square meter, Zone 5/2

Area 10/2 'Myslym Shyri' Street, Police Department, Catholic Church 178,300 lek m2,

Area 9/1 Bar Piazza, Block along 'Zogu I', Rruga e Barrikadave, 'Fortuzi', 'Sulejman Pasha' to 'Mine Peza' 163,600m2 lek

"The draft law provides for the right to re-evaluate immovable properties that are in the registration process, including properties legalized in accordance with applicable legislation."

If this revaluation is approved, it will be the fifth process in 13 years. The last asset revaluation process began in 2020 and ended in August 2022, benefiting 110,000 families across the country and revaluing 168,200 properties, while the state budget benefited from 14 billion lek./ CNA
